Do you need a drywall repair permit in Houston?
Houston’s published exemption covers up to 100 sq ft of repair to existing, non-fire-rated walls. Check all conditions and confirm the current rule before relying on it.

How Houston’s published 100 sq ft exemption works
Houston’s Residential Repair Guidelines describe a drywall (sheetrock or gypsum-board) repair exemption limited to existing walls, a non-fire-rated assembly, and an aggregate repair area of no more than 100 square feet. The check compares your stated facts with those conditions; it cannot authorize work.
60 + 40 sq ft
At the published area limit. All other conditions still matter.
60 + 40.1 sq ft
Above the aggregate limit, even if each patch is small.
A 1 sq ft ceiling patch
Not a match for this wall-only provision.
Do multiple drywall patches count toward the limit?
Yes. Add all repair areas in the project before comparing the total. Measure the actual gypsum-board repair scope across the project, including the area that will be removed and replaced. Do not use room floor area or split one project into individual 100 sq ft checks.
Does the same exemption cover ceiling drywall?
The cited provision applies to existing walls. A ceiling repair does not match this wall-only provision, even when it is smaller than 100 sq ft. Ask the permitting office which rules apply to that scope; this check does not establish a permit fee or resolve other exemptions.
What if the repair also involves plumbing or wiring?
Check that work separately. Matching the drywall conditions does not establish that electrical, plumbing, mechanical or structural work is exempt. Ask who obtains any required permits and inspections and how those responsibilities appear in the quote.
What to establish before asking for a quote
- Jurisdiction: a Houston postal address does not establish Houston permitting authority. Use the city map and ask Residential Plan Review if city limits, limited-purpose areas or ETJ are unclear. Outside the city, use the responsible city or county.
- Wall assembly: confirm whether a fire rating applies. Appearance or patch size does not establish the rating.
- Connected work: opening a wall for pipes or wiring does not exempt the plumbing or electrical work. Describe that work and inspections separately.
- Special conditions: floodplain status, historic designation and older painted surfaces need separate checks. These prompts are not automatic fee or permit determinations.
Ask the city and contractor concrete questions
- Does this property fall under your permitting jurisdiction, and does the current exemption apply to this complete repair scope?
- Which permits, plans and inspections are needed for connected work? Who applies, schedules and pays?
- Are permit administration, inspection coordination and any special precautions included in the written quote? If not, what is the separately stated amount?
A follow-up item is an open question, not a required charge. This tool leaves every suggested quote item unpriced.
